Plumbing and electrical help for Antioch homes

In Antioch, the water line from the meter to your house is yours and the line from the main to the meter is Metro Water’s, and that split decides who pays when something leaks. Electrical work goes through Metro Codes and NES.

Who is responsible for the water line at an Antioch house?

You are, from the meter to the house. Metro Water Services owns the pipe from the main to the meter, and the property owner owns the service line beyond it, a lead line included if there is one. In December 2025 Metro sent letters to customers whose lines were lead, galvanized pipe needing replacement, or of unknown material. Metro also says Nashville “does not have a lead problem,” and the letters are about knowing what’s in the ground.

If one of those letters came to your house, start where the pipe enters the house, usually at the main shutoff. Copper, plastic and galvanized steel look different from one another, and that one look often tells you whether anyone needs to dig up the yard.

What did the May 2010 flood do in Antioch?

It put Antioch under water along Mill Creek. The University of Tennessee’s account of the flood counts 10,940 damaged properties across Nashville and lists Antioch along Mill Creek among the hardest-hit stretches; a portable classroom from an Antioch school was carried down the creek.

Water that reaches a panel, a water heater or a furnace’s controls leaves them unsafe even after it drains, and electrical equipment that sat under water is normally replaced rather than dried out and reused. If you’re buying near the creek, ask whether the panel and the water heater were replaced after 2010.

How hard is Antioch’s water on a water heater?

Metro Water’s 2025 Water Quality Report puts calcium hardness at an average of 75.3 milligrams per liter, in a range of 63.9 to 92.6. Minerals settle in the bottom of a tank over the years, which is why flushing comes up when an old tank starts to rumble or lose capacity.

If the tank is due anyway, TVA’s EnergyRight program offers a $900 rebate on a qualifying heat pump water heater, and NES customers are in TVA territory. The federal 25C credit no longer helps: the IRS says it ended for equipment placed in service after December 31, 2025.

Permits, power and the drive

Antioch is part of Metro Nashville, so permits come from Metro Codes and new wiring is inspected to the 2023 National Electrical Code. The Census estimate puts the median house in ZIP 37013 at 1996, with about 105,000 people in the ZIP. From our base in Hermitage it’s about 15 miles.

Antioch: questions

Who pays to replace the water line to an Antioch house?

The homeowner pays for the pipe from the meter to the house; Metro Water Services owns the line from the main to the meter. Metro says that split applies to lead service lines too. Letters went out in December 2025 to customers whose line material was lead, galvanized or unknown.

Did the 2010 flood reach Antioch?

Yes. Mill Creek flooded parts of Antioch in May 2010, and the University of Tennessee counted 10,940 properties damaged across Nashville in that flood. For a house near the creek, ask the seller or the permit records whether the panel and water heater were replaced afterward.

Is there a rebate for a heat pump water heater in Antioch?

Yes. TVA’s EnergyRight program lists a $900 rebate on a qualifying heat pump water heater, and Antioch is NES territory, inside TVA’s service area. The federal 25C credit, by contrast, ended for equipment placed in service after December 31, 2025, according to the IRS.

How old are houses in Antioch, TN?

The Census Bureau’s 2024 five-year estimate puts the median build year in the 37013 ZIP at 1996, with about 105,000 people living there. Half the houses are newer and half older, so the age of a particular panel and water heater matters more than the address.
