Bellevue, across the county from our shop

Bellevue is about 29 miles from Hermitage, the far side of Davidson County from us, and it runs on the same rules: Metro Codes permits, the 2023 electrical code and NES power. What sets it apart is the Harpeth River.

What did the Harpeth River do to Bellevue in 2010?

It flooded it. In May 2010 the Harpeth put parts of Bellevue under water, the same river that flooded Franklin upstream, according to the University of Tennessee’s account of a flood that damaged 10,940 properties across Nashville.

Water damage is where electrical, plumbing and carpentry meet in one room. Wet drywall gets cut out, the outlets and boxes behind it get checked, and a water heater or furnace that sat in water gets assessed before it’s fired again. That overlap is the reason one company handling all three trades is useful after a leak or a flood.

When does a Bellevue repair need a Metro permit?

Metro’s guidance for renovating a single-family house sets the line. Repairing or replacing more than 100 square feet of drywall needs a permit, as does moving a fixture, switch or outlet, adding or relocating a plumbing fixture, building a new shower or tub enclosure, removing a wall, or changing a window’s size or style.

Plenty needs nothing: interior paint, tile, a door in the same opening, and vanities or cabinets with no wiring or plumbing changes. A burst pipe that soaks one wall may stay under 100 square feet. A finished basement that took on water probably won’t.

How should Bellevue homeowners get ready for a hard freeze?

Metro Water Services’ January 2026 advice is to insulate exposed pipes, let faucets drip, keep the heat at 55°F or higher, and know where your main shutoff is.

On January 20, 2024, eleven water mains broke in Nashville, WSMV reported. A main break is Metro’s problem. A split pipe under your house is yours, and a shutoff valve that won’t turn makes it worse. If your main valve is stiff or corroded, replacing it before winter is a small job next to what it prevents.

Bellevue by the numbers

ZIP 37221 has about 41,900 people, and its median house was built in 1991, per the Census Bureau’s five-year estimate. Bellevue is part of Metro Nashville rather than a separate city.

That puts Bellevue under the 2023 National Electrical Code. When a wall is already open after a leak, it’s the cheapest moment to move an outlet, add a circuit or swap a corroded box, and anything moved gets inspected to the 2023 edition under the Metro permit.

Bellevue: questions

Is Bellevue, TN under Metro Nashville permits?

Yes. Bellevue is part of Metro Nashville rather than a separate city, so Metro Codes issues building, electrical and plumbing permits there and inspects electrical work to the 2023 National Electrical Code. NES supplies the power. The 37221 ZIP has about 41,900 residents.

Does replacing flood-damaged drywall in Bellevue need a permit?

Over 100 square feet, yes. Metro Nashville requires a renovation permit for drywall repair or replacement beyond that size, and for moving any outlet, switch or fixture while the wall is open. Smaller patches don’t need one. The Harpeth River flooded parts of Bellevue in May 2010.

How far is Bellevue from Amped Up’s base?

About 29 miles from Hermitage, at the western end of Davidson County. Because Bellevue is still inside Davidson County, the same Metro permit office and NES rules apply there as in Hermitage, so the paperwork doesn’t change even though the drive is one of our longer ones in the county.

How do I keep pipes from freezing in a Bellevue house?

Follow Metro Water Services’ cold-weather list: insulate exposed pipes, let faucets drip, keep the thermostat at 55°F or above, and know where the main shutoff is. During a January 2024 cold snap, eleven water mains broke across Nashville, so it pays to prepare before the forecast turns.
